Tiled Roofs across Cheshire

Concrete interlocking tiles are used on most houses built from the mid-twentieth century, while plain clay tiles and pantiles are common on older homes and cottages. Both types are tough, but fixings corrode, tiles slip and crack, ridge mortar fails and moss holds water against the surface.

We replace individual tiles, re-bed and re-point ridges and hips, renew valleys and flashings, and re-tile whole slopes or entire roofs when needed. We also fit tiles on extensions and new builds, and match the new work to the existing roof as closely as possible.

Signs your tiled roof needs work

  • Cracked, chipped or slipped tiles, or tiles that have moved along the slope
  • Crumbling mortar at the ridge, hips or verge, or ridge tiles that look loose
  • Heavy moss or lichen that holds moisture against the tiles
  • Stains on the ceiling or damp in the loft below
  • A roof more than forty years old with brittle felt or rusted nail heads

How we work on tiled roofs

We replace damaged tiles with a match for colour and profile, refix loose ones with the right clips and nails and renew the mortar or dry-fix system at ridges and hips. Where the felt underneath has failed we relay it. On a full re-tile we strip, replace battens and felt, and relay the tiles or fit new ones.

Where a roof is near the end of its life we say so, with reasons, rather than sell repeated repairs. We can quote a repair and a replacement side by side so you can choose with the facts in front of you.

Concrete tile or clay tile?

Concrete tiles are the most economical, strong and widely available in many profiles and colours. Clay tiles cost more but hold their colour naturally and suit period homes. Plain tile roofs give the traditional look many older houses need. We bring samples to the survey so you can see the colours in daylight.

What affects the cost?

The price depends on whether the job is a repair, a re-tile or a full new roof, the area and pitch, the number of hips, valleys and dormers, the tile you choose and the scaffold required. We survey first and give you a fixed price in writing.

Tiled Roofs: your questions answered

How long do roof tiles last?

It varies with the material and the conditions. Concrete and clay tiles commonly last several decades. The felt, fixings and flashings underneath often wear out before the tiles do.

Can you re-use my existing tiles?

Sometimes. If the tiles are sound we can lift and re-lay them on new battens and felt. We tell you at the survey whether the tiles are good enough to reuse or need replacing.

Do you remove moss?

Yes. See moss removal and roof cleaning. We avoid harsh pressure washing that can damage the tile surface.

Can you match old tiles?

Often. If an exact match is not available we find the closest one, or take tiles from a less visible slope. We show you the options first.
