Chimney Repairs in Cheshire

Chimneys sit exposed on the highest part of the house, so they are often the first thing to need repair. We repoint, rebuild and weatherproof them, and fix the flashings and lead that stop them leaking.

Chimney Repairs across Cheshire

A chimney stack takes wind, rain, frost and sun on every face. Mortar crumbles, flaunching around the pots cracks, flashings and lead trays fail and bricks spall. Water that gets in runs down the chimney breast and shows up as damp patches inside, often a long way from the roof.

We repoint and repair brickwork, renew flaunching, refit or replace pots and cowls, install new lead flashings and trays, and rebuild stacks that are leaning or beyond repair. We also advise on capping and ventilating redundant flues, and on removing stacks that are no longer needed, where the structure allows.

Want to talk it through?

Send us a photo or describe the problem and we will tell you honestly what we would do and what it involves. A free survey and a written quote follow.

Signs your chimney needs attention

  • Crumbling mortar, loose or flaking brickwork, or a leaning stack
  • Cracked or missing flaunching around the pots
  • Damp patches or staining on the chimney breast inside the house
  • Lifted, split or rusted flashings where the stack meets the roof
  • Loose or damaged pots, cowls or caps

How we repair a chimney

We inspect the stack, flashings and lead from the roof, repoint with the right mortar mix, replace damaged bricks and renew the flaunching so water runs off the top. Lead trays, soakers and flashings are renewed to the right standard, and loose pots are re-bedded or replaced.

If a stack is leaning or the brickwork is failing, we explain whether rebuilding is the safer route and quote it separately. Where a flue is no longer used, we can cap and vent it properly to keep it dry. We take care to protect the roof and the rooms below.

Repair, rebuild or remove?

Repointing and re-flaunching is enough for many stacks. If the brickwork is badly weathered or leaning, a rebuild is the safer long-term fix. Removing a stack altogether is possible in some cases, but it involves the chimney breast and the structure and can need Building Regulations approval, so we advise before you decide.

What affects the cost?

Cost depends on the height and number of stacks, how much needs repointing or rebuilding, the number of pots, the lead work and the scaffold required. We survey and quote a fixed price in writing.

Chimney Repairs: your questions answered

Do you sweep chimneys?

No. We repair and weatherproof the stack and the roof around it. If you use the fire, have the chimney swept by a qualified chimney sweep.

Why is there damp on my chimney breast?

It is often water getting in through failed flashings, cracked flaunching or porous brickwork at the top of the stack. A survey will find the source.

Can you cap an unused chimney?

Yes. A cap with a ventilator stops rain getting in and lets the flue breathe. We explain the right way to do it for your chimney.

Do I need scaffold?

Usually, for safe access to the stack and the lead work. We include it in the quote and tell you why it is needed.
