Leaking Roof Repairs across Cheshire
Roof leaks usually come from a small number of places: failed flashings around chimneys, dormers and abutments, cracked or slipped tiles and slates, worn valleys, blocked or broken gutters, damaged ridge mortar and the junctions between old and new roofs. Flat roofs leak at seams, upstands, outlets and where the membrane has split or blistered.
Water can travel along rafters and felt before it drips, so the damp patch may be well away from the defect. We work from the outside in and the inside out, check the loft where we can, and test before we recommend a repair. Sometimes what looks like a leak is condensation, and we will tell you if that is the case.
Want to talk it through?
Send us a photo or describe the problem and we will tell you honestly what we would do and what it involves. A free survey and a written quote follow.
Signs of a roof leak
- Brown or yellow stains on ceilings or walls, or paint blistering or peeling
- Drips or damp in the loft, or wet insulation and timbers
- Damp around the chimney breast, or at the top of a wall
- Water marks that appear or grow after heavy rain or wind-driven rain
- Moss, missing tiles or a sagging gutter above the damp area
How we deal with a leak
First we make it safe and stop further damage, with temporary protection where needed. Then we find the source, explain what we have found and quote a fixed price for the permanent repair, whether that is replacing a flashing, relaying a section, renewing a valley or re-covering a flat roof.
We use the right materials for the job rather than sealing over the problem, and we check the work in rain where possible. If damp has affected timbers or insulation we tell you, so you can deal with it before it gets worse.

What if the roof keeps leaking?
If a roof has been patched several times and still leaks, the covering, felt or timbers may be failing across the whole roof. In that case a re-roof or, for a flat roof, a new flat roof system is often cheaper than repeated call-outs. We will say so honestly and show you the evidence.
What affects the cost?
Cost depends on where the leak is, how accessible the roof is and what the repair involves. Replacing a single flashing is very different from relaying a valley or re-covering a flat roof. We survey, explain what we have found and give you a fixed price in writing.

Leaking Roof Repairs: your questions answered
Can you stop a leak quickly?
We act as quickly as we can to stop water getting in, often with temporary protection, and then agree the permanent repair with you. If it is urgent, call us and tell us.
Why is the stain not under the leak?
Water travels along rafters, felt and battens before it drips through, sometimes a metre or more from where it entered. That is why we trace the source rather than patch above the stain.
Will my insurance cover it?
Some policies cover storm damage but not wear and tear, and each is different. Take photos, keep the receipt for any temporary repairs and check your policy. We can provide a written report of what we found.
Is it a leak or condensation?
Condensation causes damp and mould, usually in cold weather and poorly ventilated spaces, and does not depend on rain. We can tell the difference at the survey and explain what to do about it.
