New Roofs and Re-roofing across Cheshire

Roofs wear out. Felt perishes, battens rot, tile fixings corrode and covering that has been patched many times stops keeping the weather out. When repairs are no longer enough, a full re-roof gives you a weathertight, well-ventilated roof that can carry solar panels with confidence.

We re-roof houses, extensions and outbuildings in concrete and clay tile and in natural and fibre-cement slate, with new breathable membrane, treated battens, lead flashings and a new ridge and hip system. We replace fascias and gutters at the same time where they need it, because it is cheaper to do it while the scaffold is up.

Want to talk it through?

Send us a photo or describe the problem and we will tell you honestly what we would do and what it involves. A free survey and a written quote follow.

Signs it is time for a new roof

  • Widespread slipped, cracked or crumbling tiles or slates across several slopes
  • A roof that has been repaired many times and still leaks
  • Sagging roof lines, rotten battens or daylight in the loft
  • Tiles with heavy moss, flaking or crumbling surfaces, and brittle felt underneath
  • A roof about to carry solar panels that is near the end of its life

How we re-roof a house

We erect scaffold and protect the property, strip the old covering in sections so the house is never left open, and inspect the rafters, wall plates and boards, repairing or replacing anything unsound. A new breathable membrane, treated battens and the new covering go on, with new lead, ridge, hip and verge details.

We fit the roof so it is ventilated and weathertight, tidy as we go and take away the old materials. When we finish we walk you through the work, send photos and give you your written guarantee. Re-roofing can trigger Building Regulations requirements, including insulation, and we explain what applies.

Which roof covering is right for me?

Concrete tiles are the most economical and durable choice for most houses. Clay tiles give a traditional look and colour that lasts. Natural slate is the premium option for appearance and lifespan, and fibre-cement slate gives a slate look at a lower cost. If you are in a conservation area or the house is listed, the original material is often required. See tiled roofs and slate roofs.

What affects the cost?

The cost depends on the size and complexity of the roof, the covering you choose, the number of hips, valleys and dormers, whether any timber repairs are needed, and the scaffold required. We survey the roof, give you options and quote a fixed price for the whole job in writing.

New Roofs and Re-roofing: your questions answered

How long does a new roof take?

A typical house takes a few days to a week, depending on size, complexity and weather. We give you a programme with the quote and keep the roof weathertight each day.

Will I need to move out?

No. Work happens outside. There will be some noise and activity, and we will talk you through it beforehand.

Can I have solar panels fitted at the same time?

Yes, and it is usually the best time. We can lay the roof and fit the panels as one project, with one survey, one quote and one guarantee. See solar panels and in-roof solar.

Do I need Building Regulations approval?

Re-roofing can need it, particularly where more than a quarter of the roof is renewed, because insulation standards may apply. We explain what applies to your roof and what is included.
