Flat Roofs across Cheshire
A flat roof is not truly flat. It needs a slight fall to shed water, sound decking, the right insulation and a waterproof covering that is detailed correctly at every edge, upstand and outlet. Most failures come from poor detailing or ponding water, not from the material itself.
We survey the roof, find out whether a repair will do and, if not, recommend the right replacement system. We fit warm roofs with insulation above the deck, new trims, outlets and flashings, and we deal with the details that matter: upstands, rooflights, vents and where the roof meets a wall.

Signs your flat roof needs attention
- Water stains or drips on ceilings below the flat roof
- Puddles that stay for more than a day or two after rain
- Blisters, splits, cracks or lifted seams in the covering
- Soft or spongy areas underfoot, which can mean damp decking
- A roof more than fifteen to twenty years old, especially in felt
How we build a flat roof
We strip the old covering, check and repair or replace the decking, and set the falls so water runs to the outlets. A vapour control layer and insulation go on before the new waterproof layer, and we fit new edge trims, upstands and flashings so the roof is watertight at every junction.
EPDM rubber is laid in a single sheet where possible and bonded, with very few seams. GRP is laminated in place for a hard, seamless finish. Felt systems use modern, multi-layer membranes that are far more durable than old-style bitumen felt. We recommend the one that suits your roof and budget.

EPDM, GRP or felt?
EPDM is a flexible rubber sheet that suits large areas and tolerates movement, with few seams. GRP is a hard fibreglass finish that suits small, complex roofs and gives a smooth, tough surface, but needs dry conditions to lay. High-performance felt is a proven, cost-effective option for many roofs. Each is long-lasting when fitted properly, and we explain which suits yours. See roof repairs if a patch is enough.
What affects the cost?
The cost depends on the area, the system you choose, the condition of the deck, how much insulation is needed, the number of edges, outlets and upstands, and the access. We survey the roof, offer options and quote a fixed price for the whole job.

Flat Roofs: your questions answered
How long does a flat roof last?
It depends on the system and the detail. Modern EPDM, GRP and high-performance felt roofs can last for decades when fitted correctly, while old-style felt roofs often need replacing sooner.
Can you repair a flat roof instead of replacing it?
Sometimes. Localised splits, blisters and failed seams can be repaired if the rest of the covering and the deck are sound. If the roof is failing widely, replacement is usually cheaper in the long run.
Do I need planning permission for a flat roof?
Replacing a flat roof like for like does not normally need it, though insulation upgrades may be required under Building Regulations. We explain what applies to yours.
Can solar panels go on a flat roof?
Yes, with the right mounting and a sound roof. See solar panels and commercial roofing.
