Fascias and Soffits

Fascias and Soffits in Cheshire

Fascias and soffits finish the edge of the roof, hold up the gutters and keep birds and weather out of the eaves. We replace tired timber and plastic with new boards that are properly fixed and ventilated.

Fascias and Soffits across Cheshire

The fascia is the board along the lower edge of the roof that the gutters fix to. The soffit is the board underneath the overhang. When they rot, warp or crack, water gets into the roof timbers, gutters sag and birds and wasps can get into the loft.

We fit fascias, soffits and bargeboards in uPVC, aluminium and timber, with the right ventilation so the roof space can breathe, and we usually renew the guttering at the same time because the scaffold is already up. Replacement is a good moment to deal with any rotten rafter ends.

Signs your fascias and soffits need replacing

  • Peeling paint, rot or soft timber on fascias and soffits
  • Gaps, cracks or warping, or boards that have come away from the rafters
  • Sagging or leaking gutters that will not stay level
  • Birds, wasps or insects getting in at the eaves
  • Water stains on soffits or on the wall below

How we replace them

We take off the old boards and gutters, check and treat or repair the rafter ends, and fit new fascias and soffits with ventilation built in. Vented soffits or over-fascia vents keep air moving through the roof space, which helps prevent condensation and rot.

Older boards, particularly on buildings from before 2000, can contain asbestos. If we suspect it we stop and tell you, and we do not disturb it. Otherwise we take the old material away and leave the site tidy.

uPVC, aluminium or timber?

uPVC is the most common choice because it is durable, needs no painting and is cost-effective. Aluminium is slim, sharp and long-lasting and suits modern homes. Timber suits period properties and conservation areas, but needs painting and upkeep. We can show you samples of each. See also gutters and downpipes.

What affects the cost?

The cost depends on the length of fascias and soffits, the material, the style, any rafter repairs, the gutters you choose and the scaffold. Most houses are one job, and we give a fixed price in writing.

Fascias and Soffits: your questions answered

Do I need new gutters at the same time?

Usually it makes sense. The gutters are fixed to the fascia, and replacing both at once saves scaffold and avoids refitting old gutters on new boards.

How long do uPVC fascias last?

Quality uPVC lasts for decades and does not need painting, though it can discolour or warp in poor-quality products. We use good quality boards.

Can you fit fascias on a roof with solar panels?

Yes. We can work around panels or coordinate so the scaffold serves both jobs.

What if there is asbestos?

If we suspect asbestos in old boards we stop and advise you. It needs specialist removal, and we will not disturb it.
