Leadwork and Flashings

Leadwork and Flashings in Cheshire

Lead is what keeps water out at the joints of a roof: around chimneys, along walls, in valleys and on dormers. Done well it lasts for decades. We fit and repair it to the right thickness and detail for the job.

Leadwork and Flashings across Cheshire

Most leaks start at a junction, not in the middle of a tile or slate slope. That is where leadwork matters. Flashings, soakers, valleys, gutters, step flashings and dormer cheeks all depend on the right lead thickness, the right laps and the right fixings, and on allowing for expansion and movement.

We repair and renew lead around chimneys and abutments, line valley gutters and box gutters, cover dormer cheeks and roofs, and fit lead on flat roofs and porches. Where lead is a poor fit we explain alternatives, including modern lead-free flashing materials.

Signs your leadwork needs attention

  • Damp or staining on walls or ceilings near a chimney, dormer or wall abutment
  • Lead that has lifted, split, creased or slipped from its fixings
  • Visible gaps or old sealant used to patch the lead
  • Dull, white or heavily corroded lead surfaces
  • Signs that lead has been stolen or damaged, leaving the joint open

How we fit leadwork

We use rolled lead to the thickness suited to each job, typically thicker for gutters and flat roofs than for simple flashings, fixed so it can move with temperature without splitting. Joints are lapped and detailed correctly and we avoid relying on sealant, which fails sooner than a proper lead detail.

We renew flashings and trays around chimneys, line valleys and gutters, and weather dormers and bay roofs. We leave the roof tidy and show you photos of the finished detail, because lead is hidden from view once the roof is done.

Lead or an alternative?

Lead is durable, workable and well-suited to period buildings and conservation areas. In places where theft is a worry, alternatives such as lead-free flashing materials may suit. We recommend what fits your property and explain the trade-offs.

What affects the cost?

Cost depends on the amount and thickness of lead, the complexity of the details, the height and the access. A single flashing is a small job, while lining a long valley or a dormer roof is bigger. We survey and quote a fixed price in writing.

Leadwork and Flashings: your questions answered

How long does lead last?

Properly fitted lead can last for many decades. Poor detailing, thin lead and movement cause most failures.

Why not use sealant instead?

Sealant is a short-term patch that cracks and fails as it weathers. A proper lead detail lasts far longer. We use sealant only where it is the right solution.

Can you repair lead stolen from my roof?

Yes. We make the roof watertight and replace the lead. We can advise on alternatives and on the details that make theft harder.

Do you do chimney lead too?

Yes. See chimney repairs for flashings, trays and repointing together.
